The sign copy area would measure 15 feet tall by 9 feet wide, or 135 square feet. The <br />height of the sign would be 26 feet and 9 ½ inches. The total area of the sign would be <br />approximately 310 square feet. If the requested 135 square feet of copy area was to be permitted, <br />the total area of the sign could be up to 203 square feet based on the Sign Code requirements. <br /> <br />Due to the wide right of way along Lexington Avenue, the monument sign would be set back <br />approximately 60 feet from the roadway. The applicant has expressed concerns about the <br />visibility of the individual tenant signs and is requesting flexibility on the height and area <br />requirements. The applicant is also requesting a larger monument sign on Lexington Avenue in <br />part because a second freestanding sign on Red Fox Road, which would be permitted by the Sign <br />Code, will not be installed. The Planning Commission was generally supportive of the proposed <br />sign dimensions, as the sign is designed to be at a scale proportional to the Phase I building. <br /> <br />The Sign Code includes specific design standards for freestanding signs in this District. Signs <br />must be designed so that the sign copy is supported by a solid base of brick or rock-faced block <br />in a color similar or complimentary to the main structure on the site. Materials used for the sign <br />base are required to extend at least one-half way up the sides of the sign face. The base of the <br />proposed sign would be constructed with rough face cast stone, and modular brick would be used <br />only on the side of the sign that faces away from Lexington Avenue. These materials match the <br />principal building materials used for the Phase I building. <br /> <br /> <br />Wall Signage <br /> <br />Properties in Sign District 5 are permitted a total of 80 square feet of wall signage.
