For the two larger corner bays, the <br />applicant has requested 240 square feet of wall signage. Each of the three façades could have up <br />to 80 square feet of signage. These bays have two façades each measuring 38 feet and one 70- <br />foot façade. The remaining eight smaller retail bays would be allowed 115 square feet of signage <br />each, divided between up to 60 square feet on the west side facing the interior of the <br />development and 55 square feet on the east side facing Lexington Avenue. The smaller bays each <br />have 20 feet of façade on either side of the building. <br /> <br />Seven blade signs are also proposed for the western building façade. The signs would be located <br />between the smaller retail bays approximately eight (8) feet above ground level. Each sign would <br />have an area of four (4) square feet. Based on the proposal, it is unclear how the seven signs will <br />be distributed between the eight small bays. The Planning Commission has recommended that <br />these signs not be counted towards the allowed wall signage per tenant, as they will be serving an <br />auxiliary purpose. <br /> <br /> <br />Window Signage <br /> <br />The submitted sign plan includes non-branded window banner coatings on several of the window <br />panes of the retail bays at the northern and southern end of the building. Since the Planning <br />Commission review of the application, Roberts Management Group has revised their plans and is <br />no longer proposing any window banner coatings at this time. If the Council approves the <br />proposed sign plan, the applicant will be required to submit a revised plan that removes the <br />window banner coatings prior to Council review of a PUD Amendment Agreement. The <br />conditions of approval have been revised to reflect this change.
