<br />Staff has communicated with the applicant that a traffic study will also need to be completed <br />before the case is reviewed by the Planning Commission. Section 1325 of the Zoning Code <br />requires that a traffic study be done for all projects in the B-2 District that involve significant <br />modifications to existing sites. Staff has received a proposal from SRF Consulting to complete <br />the traffic study. At this time, TAT Properties is seeking a bid from another engineering firm for <br />the traffic study. <br /> <br />Staff has advised the applicant that a traffic study completed by a neutral third party, hired by the <br />City, is strongly recommended. If the applicant chooses to provide their own traffic study, the <br />City will require a review by a third party traffic consultant hired by the City. The costs of the <br />review will be paid by the applicant through an escrow. <br /> <br />The next deadline for the submittal of land use applications is December 2, 2013.
