Anderson, Assistant City Engineer <br /> <br /> <br />SUBJECT:Goodwill Site Review <br /> <br /> <br /> <br /> <br />I have reviewed the revised civil plans for the Goodwill. The plans were prepared by Plowe <br />Engineering Inc. and are dated 11/27/13. The following are my comments: <br /> <br />1.Drainage calculations have not been provided. The site was included in the drainage <br />design for the e Street flats site. Drainage calculations are need to show the assumptions <br />made in the original calculations are valid. <br /> <br />2.Site grading is not acceptable as proposed, the building floor elevation is set too low to <br />match into the curb line on County Road E <br /> <br />3.The grading along Lexington Avenue shows a swale to drain the area between the <br />building and the sidewalk. The slope of this swale is too flat. Drainage swales should be <br />graded to 2%. In special cases where there are no other options 1% slope may be <br />acceptable. <br /> <br />4.Provide an estimate of earthwork needed to grade the site along with estimated shortage <br />or excess of materials <br /> <br />5.Provide a cost estimate of private and public site improvements <br /> <br />6.Show a 6 foot concrete sidewalk to be constructed and paid for as part of this site <br />development along the North side of County Road E from Lexington Avenue running <br />west to the easterly driveway into the e Street flats site. <br /> <br />7.Show the future curb line and grade for the County Road E turn lane modifications <br /> <br />8.Determine if the trees along the north side of County Road E need to be removed to <br />construct the sidewalk. <br />9.Show how the roof drainage is directed and if it is connected to the storm sewer system <br /> <br />10.The existing bus bench located along the sidewalk on Lexington is not shown <br /> <br />11.The water service is shown to be created as a result of modifying the existing hydrant <br />lead. The service will need to be controlled by a new 6 inch gate valve installed on the <br />hydrant lead where the hydrant is removed. The hydrant and valve are to be salvaged to <br />.
