City of Arden Hills Chapter 13 Zoning Code <br />Section 1355 - Administration and Procedures <br />1355.01 <br />Procedure for Public Hearings. ( <br />Revised April 28, 2008) <br />Subd. 1 <br />Actions Requiring Public Hearings.The followingReview of certain land <br />useapplications requireprocedures prescribed by this Zoning Code requires that a <br />public hearing be held prior to action by the City Council:. These procedures include: <br />A.Amendments to the Zoning Code regulations; <br />B.Rezoning of land from one district to another; <br />C.Conditional Use Permits for Conditional Principal or Conditional <br />Accessory Uses; <br />D.Planned Unit Developments; <br />E.Comprehensive Plan Amendments; <br />F.Interim Use Permits. <br />Subd. 2 <br />Actions Where Public Hearings May be Required.The following land use <br />applications will require aReview of certain land use procedures described herein, <br />allow theCity to hold public hearings whenever the Zoning Administratorit <br />determines that adjoining property owners or other residents should be advised of a <br />specific proposal:. These procedures include: <br />A.Variances <br />B.Site Plan Reviews <br />Subd. 3 <br />Notice of Public Hearing. <br />A.Published Notice. A notice of the time, placeplace, and purpose of <br />Public Hearing shall be published in the Official newspaper at least ten <br />(10) days prior to the day of the Hearing. <br />B.Mailed Notice. Rezoning of land, Conditional Use Permits, Interim <br />Use Permits, and Planned Unit Developments, shall alsorequire mailed <br />notice, at least ten (10) days before the day of hearing, to each owner of <br />property situated wholly or partially within three hundred fifty (350) feet <br />of the boundary of the Property on which the application requiring the <br />Public Hearing is situated. The applicant shall be responsible for <br />providing an accurate list of owners, property identification numbers, <br />addresses and phone numbers to the Zoning Administrator as certified by <br />Ramsey County or a title company, printed on address labels.
