The minimum landscape <br />requirements are determined based on the gross square footage of new building space. In this <br />case, the applicant would be required to provide 4.1 caliper inches of trees (1,310 square feet / <br />320 = 4.1). Boston Scientific has proposed planting two Black Hills Spruce trees totaling 6.6 <br />caliper inches of trees in the vicinity of the addition adjacent to the northwest property line. <br /> <br /> <br />4.Aesthetics <br />Meets requirement <br /> <br />The exterior finish of the addition would be comprised of EIFS with color and reveal pattern to <br />match the existing construction. Other exterior materials will include prefinished metal building <br />vents and wall capping. The applicant has provided a color rendering of the proposed building <br />elevations (Attachment C). <br /> <br />The I-1 Zone does not have specific guidelines for building materials. Under Section 1325.05 <br />Subd. 6 of the Zoning Code, the Planning Commission is instructed to consider if the appearance <br />of a proposed structure would cause substantial depreciation in the property values in the <br />surrounding area or to unreasonably detract from the appearance of the area. <br /> <br /> <br />5.Parking <br />Meets requirement with Proof of Parking Plan <br /> <br />Based on the proposed use of the addition (Other Business and Industry), one parking space for <br />each 1,000 square feet of floor area is required. In this case, two additional parking spaces would <br />need to be provided. No new parking spaces are being proposed with the application. The Boston <br />Scientific campus currently has a parking deficit of 610 spaces based on Zoning Code <br />requirements.
