7. The PUD process allows for flexibility within <br />process with a developer. <br /> <br />8. The approximately two acre eastern portion of the subject property proposed for development <br />under the PUD amendment would be primarily accessed from County Road E using the existing east <br />access. <br /> <br />9. In their consideration of the proposed Master PUD at 1201 County Road E in Planning Case <br />12- <br /> dated November 28, 2012. The study <br />evaluated two concept site plans for the two-acre eastern portion of the property: one option included <br />a single 5,625 square foot restaurant generating 715 daily trips, and the second option included a <br />single 9,000 square foot retail building generating 384 daily trips. Both of these previously proposed <br />options are less intense uses in terms of building size and traffic generation as compared to the <br />17,743 square foot retail building proposed in Planning Case 13-017, which was expected to generate <br />1,016 daily trips. <br /> <br />10. The high volume of traffic, entry and exit restrictions, circulation pattern and turning <br />movements associated with the proposed use of the eastern access raise safety concerns given the <br />residential apartment use of the existing structure and traffic on County Road E. <br /> <br />11.
