<br />Attachment A <br />CITY OF ARDEN HILLS <br />RAMSEY COUNTY, MINNESOTA <br /> <br /> <br />IN RE: <br /> <br />APPLICATION OF TAT PROPERTIES, LLC FINDINGS OF FACT <br />FOR A PUD AMENDMENT FOR PROPERTY AND DECISION <br />AT 1201 COUNTY ROAD E <br />(PLANNING CASE 13-017) <br /> <br /> <br /> <br /> <br />On January 27, 2014, the Arden Hills City Council met to consider the application of TAT <br />Properties, LLC for a Planned Unit Development (PUD) Amendment at 1201 County Road E. <br /> <br />The City Council considered the following information on the proposal: Previous land use <br />actions involving the subject property, including Planning Case 12-019, a Master and Final <br />Planned Unit Development; concept review information provided by the applicant and city staff <br />at the November 18, 2013 City Council work session; the project proposal and plans submitted <br />by the applicant, the Staff Report, including Attachments, dated January 27, 2014; information <br />from the Public Hearing and Planning Commission meeting of January 8, 2014 including its <br />report and recommendation; heard testimony from all interested persons wishing to speak, and; <br />based upon its knowledge of the subject property and the community, now makes the following: <br /> <br />FF <br />INDINGS OF ACT <br /> <br /> <br />1. The property is located in the B-2 General Business District. <br /> <br />2. The City has adopted the Guiding Plan for the B-2 District that outlines future development <br />principals for the area. <br /> <br />3. The City has adopted additional Design Standards and Special Requirements (§1320.085) <br />for the B-2 District within the Zoning Code. <br /> <br />4. The Master PUD at 1201 County Road E was approved by the City on December 21, 2012 <br />in Planning Case 12-019 allowing for the repurposing of the existing 56,369 square foot building on <br />the property for 74 residential apartments and approximately 20,000 square feet of retail space. <br /> <br />5. The Master PUD Development Agreement requires that any significant changes to the <br />approved plans be reviewed by the Planning Commission and approved by the City Council. <br /> <br />6. The applicant is requesting approval of an Amendment to the approved PUD to construct a <br />second, 17,743 square foot retail building, along with related parking and landscape improvements <br />on the southeast corner of the property at 1201 County Road E. <br /> <br />
