NEW BUSINESS 8C <br />allowed in the underlying sign district. Sign District 7 permits one (1) freestanding sign with a <br />maximum sign copy area of twenty-five (25) square feet and an overall sign area of thirty-seven <br />and one half (37.5) square feet. For properties that front two public streets, an additional sign is <br />permitted not to exceed a sign copy area of twelve and one half (12.5) square feet and a total sign <br />area of eighteen and three quarters (18.75) square feet. <br /> <br />Section 1325.05 of the Design Standards states that signs within the B-2 and B-3 Zoning <br />Districts shall be architecturally compatible with the style, materials, color and details of the <br />building. This standard applies to the property located at 1230 Grey Fox Road, however, the <br />proposed signage on all of the properties would complement the existing buildings with the use <br />of high-grade aluminum materials and external colors that are compatible with the existing <br />structures. <br /> <br /> <br />Plan Evaluation <br /> <br />1. Site Plan Review Section 1260: Sign Standard Adjustment <br /> <br /> <br />Section 1260.01 of the Sign Code permits adjustments to sign height, number, type, lighting, <br />area, and/or location through the site plan review process if criteria number 1 or 2 is met and the <br />required criteria number 3 is met. The criteria are as follows: <br /> <br /> <br />1.There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site; or, <br /> <br /> <br />2.The sign adjustment will allow a sign of exceptional design or a style that will <br />enhance the area or that is more consistent with the architecture and design of the <br />site; and <br /> <br /> <br />3.The sign adjustment will not result in a sign that is inconsistent with the purpose <br />of the zoning district in which the property is located or the current land use. <br /> <br />A Sign Standard Adjustment can be justified at these properties as the amount of freestanding <br />signage for a multi-tenant building could be increased in order for the signage for each tenant to <br />be reasonably visible from the roadway adjacent to the site. The buildings owned by <br />Transwestern range in size from 20,000 110,000 square feet and currently have one (1) to eight <br />(8) tenants per structure.
