Two Commissioners felt that an ambulance dispatch facility would be consistent with the <br />purpose of the B-2 District and generally compatible with other businesses currently operating in <br />the district. Commissioners noted that if this area was to redevelop significantly to accommodate <br />a large number of employees and residents, permitting an ambulance substation to operate in the <br />district would allow for rapid emergency response. <br /> <br /> <br />Findings of Fact <br /> <br /> <br />The Planning Commission reviewed Planning Case 14-004 at their February 5, 2014, meeting, <br />and offers the following five (5) findings for your consideration: <br /> <br /> <br />1.The property at 1209 County Road E is located in the B-2 General Business District. <br /> <br />2.The proposed ambulance substation is not allowed as a permitted conditional use within <br />the B-2 District. <br /> <br />3.The applicant has requested a Zoning Code Amendment to create a new definition for an <br />ambulance dispatch facility land use and to permit this use as a conditional use in the B-2 <br />District. <br /> <br />4.The proposed ambulance dispatch facility land use is not compatible with other type of <br />land uses allowed in the B-2 District. <br /> <br />5. <br />The proposed ambulance dispatch facility land use is not consistent with the vision for <br />the district as a pedestrian- <br /> <br />residential uses. <br /> <br /> <br />Recommendation <br /> <br />The Planning Commission reviewed Planning Case 14-004 on February 5, 2014 and, based on <br />the findings of fact, recommended denial (3-2, Holewa and Jones opposed) of Planning Case 14- <br />004 to adopt Ordinance 14-Amendment To Section 1305.04 And Section 1320.05 <br /> <br />Of The Zoning Code Regarding Ambulance Dispatch Facilities in the B- <br /> <br /> <br />Requested Action <br /> <br />Motion to deny Planning Case 14-004 to adopt Ordinance 14-Amendment To <br />Section 1305.04 And Section 1320.05 Of The Zoning Code Regarding Ambulance Dispatch <br />Facilities in the B-014, <br />Report to the City Council. <br /> <br />If the Council votes to approve the Zoning Code Amendment, a second motion should be made <br />to approve publication of a Summary of Ordinance 14-001.
