<br />Attachment A <br />CONSENT ITEM <br /> <br /> <br />MEMORANDUM <br /> <br />DATE: March 28, 2014 <br /> <br />TO: Ryan Streff, City Planner <br /> <br />FROM: Terry Maurer, Public Works Director <br /> <br />nd <br />SUBJECT: Gateway 2 Addition Plat <br /> <br /> <br /> <br /> <br /> <br />As you are aware, the City is working towards the reconstruction of Round Lake Road in 2014. <br />The Feasibility Report prepared for this project identified the need to additional right-of-way <br />adjacent to the property located at 4300 Round Lake Road. This property and two others adjacent <br />to it were recently purchased by Space Center Arden Hills LLC. When City staff and our <br />consultant approached them regarding the project and the need for additional right-of-way they <br />were very supportive of the project and willing to discuss the additional right-of-way. They also <br />raised a few inconsistencies regarding the right-of-way of Gateway Boulevard and existing <br />easements on two of their recently purchased properties; 4300 Round Lake Road and 1987 <br />Gateway Boulevard. <br /> <br />Through several discussion it was determined the best way to address all of these issues and <br />generally clean up this area from a right-of-way and easement standpoint was to plat the two <br />properties and the adjacent right-of-way. Because Space Center Arden Hills LLC had recently <br />had a survey company working on the properties for the purchase it was decided the most <br />efficient way to proceed was to have their surveyor prepared the plat for which the City would <br />pay. <br /> <br />Generally this plat will result in the following: <br /> <br />1.The plat will provide an additional 33 feet of right-of-way for Round Lake Road adjacent <br />nd <br />to 4300 Round Lake Road (Lot 1 Gateway 2 <br /> Addition) making the Round Lake Road <br />right-of-way a consistent 86 feet wide the entire length. <br />2.The Round Lake Road right-of-way was turned back from MnDOT in several irregular <br />pieces in 2000. By vacating (when the plat gets to the City Council) these various turned <br />nd <br />back pieces and platting them in Gateway 2 Addition it will clearly establish the right- <br />of-way along these two properties. <br />12 <br />Page of <br /> <br />
