3.The plat also makes an adjustment to the Gateway Court right-of-way. Gateway Court
th
was originally dedicated as 14 Street North in ButcherÂ’s Allotment No. 1 and was
revised in the Gateway Addition plat. The current Gateway Court right-of-way is at a
skewed angle with Round Lake Road and goes into the parking lot of 1987 Gateway
nd
Boulevard. These two issues will be corrected by the Gateway 2 Addition
4.There are several drainage and utility easements that will be added or modified by this
plat. The three storm water ponds on 4300 Round Lake Road will be covered by a new
drainage and utility easement allowing the City access for maintenance purposes. There
is an existing 12 inch water main looped through 4300 Round Lake Road that was field
located and the drainage and utility easement will be modified in location and width to
allow access to maintain this water line. Finally. The sanitary sewer that serves the
properties adjacent to Round Lake Road runs along the rear property line. The easement
for this line will be modifies on 4300 Round Lake Road to cover the sanitary sewer that
currently exists.

As eluded to above, the plan is to vacate all right-of-way and easements adjacent or on these two
properties when this proposed plat gets to the City Council prior to approving the new plat of
nd
Gateway 2 Addition that will re-establish all right-of-way and easements in the proper location
and width.

I will be available at both the Planning Commission and Council meetings to help explain these
issues and to answer questions.

22
Page of
