The PlanningCommission reviewed Planning Case 14-014 and recommends approval (5-1) of <br />the variance request for the property located at 1850 Venus Avenue, based on the findings of fact <br />and the submitted plans as presented in theJune 30, 2014, Report to the City Council, as <br />amended by the following seven (7) conditions: <br />1.That the project shall be completed in accordance with the plans submitted as <br />amended by the conditions of approval. Any significant changes to these plans, as <br />determined by the City Planner, shall require review and approval by the Planning <br />Commissionand City Council. <br />2.That the applicant shall obtain a Grading and Erosion Control Permit from the City <br />before the building permit is issued. <br />3.That the final grade of the lot including the grade of the existing driveway shall be <br />approved by the City.The final grade shall match the character of the neighborhood <br />and the existing grade along the front of the home. <br />4.That grading shall not be allowed outside the property boundary lines without consent <br />from the adjacent property owner. <br />5.That a tree preservation plan and financial suretyor escrowfor these improvements <br />shall be submitted to the City before the building permit is issued. <br />6.That the structure shall conform to all other regulations in the City Code.That a <br />building permit for the construction of the garage and a zoning permit for the <br />construction of the driveway shall be required. <br />7.That the exterior façade of the additionand the existing garage areashall be the same <br />color and use the same construction materials as the existing structure.The final <br />façade shall be approved by the City Planner. <br />Requested Action <br />Motion to approvePlanning Case 14-014 for a variance at1850 Venus Avenue to encroach <br />eighteen(18) feet into the secondary front yard setbackin order to construct a twenty-six (26) <br />foot by thirty (30) foot garage addition, based on the findings of fact andthe submitted plansas <br />amended by theseven (7) conditionsin the June 30, 2014, Report to the City Council. <br />Options <br />1.Approvethe proposal as submitted. <br />2.Approve the proposal with conditions (Recommended Action). <br />3.Deny the application with reasons for denial. <br />4.Table for additional information. <br />City of Arden Hills <br />City Council Meeting for June 30, 2014 <br />P:\\Planning\\Planning Cases\\2014\\PC 14-014 -Variance -1850 Venus Avenue\\Memos_Reports_14-014 <br />56 <br />Page of <br />
