AGENDA ITEM 1A <br />MEMORANDUM <br />DATE:July 14, 2014 <br />TO:Honorable Mayor and City Councilmembers <br />Patrick Klaers, City Administrator <br />FROM:Ryan Streff, City Planner <br />SUBJECT:Concept Review –4200 Round Lake Road <br />-NE Corner of I-35W and I-694 <br />-(AKATraverse Business Center) <br />Requested Action <br />Nick Roberts from Roberts Management Groupis requesting that the City Council reviewthe <br />proposed development concept for the property located at 4200 Round Lake Road and provide <br />feedback on the plan. <br />Background/Discussion <br />This property is situated atthe northeast corner of the I-35W and I-694 interchange and is <br />commonly referred to as the Traverse Business Center. On this property theapplicant is <br />proposing two (2) light industrial buildings.Building 1is proposed at 200,140 square feet and <br />building 2 is proposed at 25,600 square feet for a total of 225,740 square feet. It is the <br />applicant’s vision that the larger of the two buildingswould function as a multi-tenant structure <br />withan average of 20% officeand the remainder of the space used for manufacturing, <br />production, retail sales and service, warehousing and other similar uses.The smaller of the two <br />buildings would function in a very similar manner to the other building; however, this structure <br />would be geared towards smaller production tenants withless office presence.Knowing that the <br />property has great visibilityand access to the interstate,it is the applicant’s hope that tenants <br />looking for a variety of office, manufacturing and production, warehousing, showroom and retail <br />space may locate in this development. <br />City of Arden Hills <br />City Council Work Session for July 14, 2014 <br />P:\\Planning\\Planning Cases\\2014\\PC 14-023 -Concept Review -Traverse Business Center -Nick Roberts\\Memos_Reports_14-023 <br />12 <br />Page of <br />
