As proposed, the buildings would be constructed with tip-upconcrete panels with decorative <br />accents that incorporate brick and metal to help offset the large façades of the structures. The <br />applicant is also proposing to use a large amount of glass on the front of the buildings to further <br />enhance the attractiveness of both buildings.The front façade of building 1 is positioned to face <br />I-35W/I-694 and building 2 has its front oriented towards Gateway Boulevard. In order to <br />provide functional space that will serve the needs of both large and small tenants,building 1 is <br />proposedwithtwenty-five (25) foot to thirty (30) foot sidewallsand building 2 with twenty (20) <br />foot to twenty-five (25) foot sidewalls. <br />Surface parking would be provided on the site as depicted on the site plan that has been <br />submitted by the applicant. The plan shows that the parking needs for this development can be <br />accommodated onsite. Preliminary figures show that 364 parking spaces are required and 382 <br />spaces have been provided.Access to the site has been provided off of Gateway Boulevard in <br />threelocations, two of which have been designed to serve both passenger vehicles and semi- <br />truck traffic. <br />The applicant has provided a narrative of the proposed use (Attachment A), a site plan <br />(Attachment B) and elevations examples (Attachment C). <br />ExistingTraverse Business Center PUD <br />The City Council approved the Traverse Business Center Planned Unit Development (PUD)in <br />July of 2007. This particular PUD called for three (3) phases of development. Phase I consisted <br />of a 203,400 square foot six (6) story office building. Phase II added an additional 261,600 <br />square foot office building with eight (8) stories. The remaining phase IIIconsisted of a 30,000 <br />square foot office building.Phase I andII have both Master PUD approval and Final PUD <br />approval. Phase III only has a Master PUD approval at this time.
