<br />Attachment D <br />MEMORANDUM <br />3.A <br />DATE: <br />June 4, 2014 <br />PC Agenda Item <br /> <br />TO: <br />Planning Commission <br />FROM: <br />Ryan Streff, City Planner <br />SUBJECT:Planning Case#14-017–No Public HearingRequired <br />Applicant: <br />Chad & Sasha Myers <br />Property Location: <br />3441 Lake Johanna Boulevard <br />Request: <br />Variance <br />Requested Action <br />The applicant is requesting three(3) variancesin order to reconstruct and expand a <br />nonconforming accessory structure located at 3441 Lake Johanna Boulevard. <br />1)Expand the nonconforming structure from twenty-two (22) feet by twenty-two (22) feet <br />to twenty-four (24) feet by twenty-six (26) feet and change the direction of the roofline <br />from an east/west orientation to a north/south orientation. <br />2)Rotate the structure approximately fifteen (15) degrees to align the garage with the <br />western property line and the angle of the existing home. <br />3)Encroach into the side yard setback an additional two (2) feet leaving a setback of <br />approximately four (4) feet between the property line and the accessory structure. <br />Background <br />1.Overview of Request <br />The applicants in this case own the property located at 3441 Lake Johanna Boulevard. The <br />property is zoned R-2 Single & Two Family Residential and is generally positioned north of <br />Noble Road, south of Grant Road, east of Fairview Avenue North and west of Lake <br />Johanna/Lake Johanna Boulevard.
