R-1 Regulations, Existing Conditions, and Proposed Redevelopment <br /> <br />A. Lot Size & Dimensions – Meets <br />Requirements <br /> <br />The main lot including the wetland/pond <br />is 96,581 square feet in size with <br />approximate dimensions of 540 feet in <br />width, and 230 feet in depth. The <br />buildable square footage of the lot after <br />the wetland/pond is removed is <br />approximately 34,412 square feet. <br /> <br />B. Structure Setbacks – Site Plan Approval <br />Required <br /> <br />The Zoning Code does not permit <br />detached accessory structures between the <br />dwelling and the street on non-lakeshore <br />lots without the Planning Commission’s <br />review and the City Council’s approval of a Site Plan Review. The accessory structure is <br />proposed to be located in front of the single family dwelling with a setback of fifty-eight <br />(58) feet from the front property line and twenty-eight (28) feet from the southern side <br />yard property line. <br /> <br />The single family dwelling is located in the rear of the lot approximately two-hundred <br />feet from the front property line. With the current configuration of the existing principal <br />structure on the lot it leaves limited options for the construction of an accessory structure <br />that meets the all zoning regulations and minimizes tree loss and final grading on the <br />property. <br /> <br />Section 1325 Subd 7 of the Zoning Code allows the City Council to approve a deviation <br />from the Accessory Structures section of the Code when exceptional and unusual <br />circumstances exist on the property through the Site Plan Review process. <br /> <br />C. Lot Coverage – Meets Requirements <br /> <br />The existing and proposed lot coverage does not exceed the lot coverage limitations of <br />the R-1 Zoning District. The maximum lot coverage for impervious surfaces is 35% and <br />the minimum landscape coverage is 65%. <br /> <br />Applicable R-1 Lot Requirements <br />1. Minimum Lot Area (sf.) 14,000 <br />2.
