R-1 Regulations, Existing Conditions, and Proposed Redevelopment <br /> <br />A. Lot Size & Dimensions – Meets <br />Requirements <br /> <br />The main lot is 15,241 square feet in size <br />with approximate dimensions of 100 feet <br />in width, and 165 feet in depth and the <br />smaller lot adjacent to Lake Johanna is <br />approximately 520 square feet. Combined <br />the two lots total 15,761 square feet. <br /> <br />Although under common ownership, the <br />property adjacent to Lake Johanna cannot <br />contribute toward the total lot area for the <br />main lot. <br /> <br />B. Structure Setbacks – Variance Required <br /> <br />The existing accessory structure on the <br />property does not currently meet the setback requirements in the R-2 Zoning District and <br />is therefore a nonconforming structure. The single family dwelling on the property meets <br />the setback requirements for the R-2 Zoning District. <br /> <br />The existing detached accessory structure is considered a nonconforming structure <br />because of its location within the thirty (30) foot designated setback for a through-lot 1 <br /> <br />1 Through-Lots. <br />. <br />The existing accessory structure encroaches between twenty-four (24) feet six (6) inches <br />and twenty-nine (29) feet four (4) inches into the thirty (30) foot setback along the west <br />property line, leaving a setback of five (5) feet six (6) inches at its furthest point and eight <br />(8) inches at its closest point from the west property line. The existing accessory <br />A lot that has a pair of opposite lot lines abutting two (2) substantially parallel streets, <br />and which is not a corner lot. On a through-lot, the determination of whether the street <br />frontage is to be considered a front yard or rear yard shall be as subject to the provisions <br />in the Zoning Code. <br /> <br />The Zoning Administrator may determine that one of the front yards may be deemed a <br />rear yard and shall determine appropriate rear yard setback regulations. Factors to be <br />considered shall include topography, location of structures on the lot, location of <br />structures on adjacent lots, and the type of streets or thoroughfares abutting the lot. <br />Applicable R-2 Lot Requirements <br />1.
