The Zoning Code permits detached accessory <br />structures within this district; however, they are not permitted within the designated <br />setbacks for a through-lot. <br /> <br />As indicated by the applicant, the proposed accessory structure would encroach twenty- <br />nine (29) feet four (4) inches into the thirty (30) foot setback along Fairview Avenue and <br />an additional two (2) feet into the ten (10) foot setback along the southern property line. <br />This would leave a setback of eight (8) inches from the west property line and a setback <br />of four (4) feet three (3) inches from the south property line. The proposed structure <br />would increase the footprint of the existing detached garage from twenty-two (22) feet by <br />twenty-two (22) feet to twenty-four (24) feet by twenty-six (26) feet. This would be an <br />increase of 140 square feet. As proposed the roofline of accessory structure would <br />change from an east/west orientation to a north/south orientation in order for the garage <br />to be accessible from the existing driveway. <br /> <br />C. Lot Coverage – Meets Requirements <br /> <br />The existing and proposed lot coverage does not exceed the lot coverage limitations of <br />the R-2 Zoning District. The maximum lot coverage for impervious surfaces is 35% and <br />the minimum landscape coverage is 65%. <br /> <br />Proposed Lot Coverage = 33.66% <br />Proposed Landscape Coverage = 66.34% <br /> <br /> <br /> <br />D.
