July 1, 2014 <br /> <br />Mr. Ryan Streff, City Planner <br />Department of Planning and Zoning <br />City of Arden Hills <br />1245 West Highway 96 <br />Arden Hills, MN 55112 <br /> <br />Re: Planning Case #14-017 <br /> <br />Dear Mr. Streff: <br />I am writing to provide a revised plan for our variance request, Planning Case #14-017. <br />Based on feedback from the Planning Commission meeting on June 4, we have revised our <br />proposal in the following ways: <br />(1) We have reduced the footprint of the proposed garage to 22’ x 22’ instead of the <br />original proposal of 24’ x 26’. <br />(2) We have moved the proposed structure off of the wes t property line an additional 18” <br />for a total of 26” and an additional 12” off of the south property line for a total of 7’ 3”. <br />To fit with the style of our house, the new garage will have an eave overhang o f 1’ 6” <br />on the east/west sides and 1’ on the north/south sides, such that the eave on the new <br />building would encroach no further into the setback than the existing structure. <br />I would also note that as originally proposed, our plan is to move the garage doo rs from the <br />west side (facing the street) to the north side (facing the proposed new drive way) to make <br />this building more conforming. <br />I have included a revised drawing of the property outlining the proposed placement of the <br />new garage as well as a modified concept drawing with corrected dimensions. <br />We hope that you and the Planning Commission will find this revised request more <br />acceptable.
