Lighting <br /> <br />Modifications to the existing exterior lighting plan are being designed for both Phase 1 <br />and Phase 2. As a condition of approval, the lighting and security plan will need to be <br />approved by the City and the Ramsey County Sheriff’s Department prior to the issuance <br />of any grading permit. The new lighting plan will at a minimum be required to meet the <br />following standards within Section 1325.50 Subd. 3 of the City’s Zoning Code. <br /> <br /> Direction: In all districts lighting shall be so arranged as to direct light away from <br />adjoining lots and public streets. Direct or sky-reflected glare, from floodlights or <br />high temperature processes such as combustion or welding, shall not be directed at <br />any adjoining lots or public streets. <br /> <br /> Concealment or Hooding of Source: The source of illuminate shall be hooded, <br />concealed or controlled in a manner so as to direct the lighting pattern only on the site <br />to which the lighting is intended. <br /> <br /> Intensity: Any light or combination of lights shall not cast light that exceeds a meter <br />reading of one foot candle on the travel lanes of adjoining public streets or 0.4 foot <br />candles on adjoining residential property. <br /> <br /> Exterior Lighting of Building Façade: For non-residential uses, visible from <br />residentially zoned property, a maximum of twenty-five (25) percent of the facade <br />visible from such residential property may be illuminated by direct lighting from spot <br />lights or flood lights. <br /> <br />F. Parking – Meets Requirements <br /> <br />In Section 1325.06 of Zoning Code it states that Business and Professional Offices are <br />required to provide one (1) parking space for each 250 square feet of gross floor area. <br />Based on this criteria ninety-seven (97) parking spaces are required by the Code. The <br />current parking lot contains 277 total parking spaces.
