proposed Brownstone Buildings would bring the total structure coverage to 148,750 or 15.4 percent. No more than 25 percent of a property in this district may be covered by structures. The proposed reconfiguration of Phase II would not significantly decrease the landscape coverage on the property from what was approved in the Master PUD. With the addition of the Brownstone Buildings and associated parking areas the total area in landscaping would be 682,381 square feet, or 70.8 percent. The minimum landscape lot coverage is 65 percent in the R-4 District. Setbacks The new layout of the Brownstone Buildings would not result in a substantial change to the setbacks originally approved for the buildings. The most significant difference is that the eastern building would be shifted approximately 50 feet further west from the property line along Shorewood Drive. As proposed, the Brownstone Buildings meet all of the setback requirements.
