The existing function of the site is an <br />industrial/commercial use. The current operations of the 1160 building were assessed by Transwestern <br />and the building’s tenant. The current parking available to the tenant was deemed insufficient of their <br />needs. The future function of the site will remain an industrial/commercial use. However, with the <br />additional parking, the current tenant and any future tenant will have the ability to use the site uninhibited. <br /> <br />The proposed parking lot will be developed over an existing drainage ditch and basin. This basin will be <br />expanded to the north area of the parking lot and underground. The stormwater management will be <br />addressed to the satisfaction of the Rice Creek Watershed District by complying with their stormwater <br />rules. <br /> <br />3728 Dunlap <br />A new parking lot is being proposed to add 20 parking stalls. The existing function of the space is <br />currently open green space and the site has an existing industrial land use. The parking spaces proposed <br />to this property are in conjunction with the assessed need of the tenant in the 1160 Grey Fox space. To <br />meet the assessed needs, parking spaces are being added to the 3728 property to serve the 1160 property. <br /> <br />Similarly, the 3728 property addresses the stormwater management on site with a bio-retention basin / <br />filtration basin. The basin has been sized to manage the additional parking lot coverage.
