A variance is sought in order to maintain reasonable use of the property based on; t he current <br />operations of the 1160 building were assessed by Transwestern and the building’s tenant. The <br />current parking available to the tenant was deemed insufficient of their needs. However, with the <br />additional parking, the current tenant and any future tenant will have the ability to use the site <br />uninhibited. <br />2. The impervious coverage percentage is related to the parcel size and ability to meet the tenant <br />needs and reasonable use of the property. <br />3. Given the industrial/commercial use of this parcel and the surrounding properties, the site having <br />already been granted a hard cover variance and providing no more parking than necessary at this <br />time, the requested deviation is reasonable. <br />4. The land use for the property will not change as a result of the variance. <br />5. The variance is primarily related to the uninhibited use of the property. <br /> <br />3728 Dunlap <br />1. A variance is sought in order to maintain reasonable use of the property based on; t he parking <br />needs associated with the assessed need of the tenant in the 1160 Grey Fox space. The additional <br />parking will allow the current tenant and any future tenant will have the ability to use the site <br />uninhibited. <br />2. The impervious coverage percentage is related to the parcel size and ability to meet the tenant <br />needs and reasonable use of the property. <br />3. Given the industrial/commercial use of this parcel and the surrounding properties, the site having <br />already been granted a hard cover variance and providing no more parking than necessary at this <br />time, the requested deviation is reasonable. <br />4.
