A variance is sought in order to maintain reasonable use of the property based on; t he current
operations of the 1160 building were assessed by Transwestern and the building’s tenant. The
current parking available to the tenant was deemed insufficient of their needs. However, with the
additional parking, the current tenant and any future tenant will have the ability to use the site
uninhibited.
2. The impervious coverage percentage is related to the parcel size and ability to meet the tenant
needs and reasonable use of the property.
3. Given the industrial/commercial use of this parcel and the surrounding properties, the site having
already been granted a hard cover variance and providing no more parking than necessary at this
time, the requested deviation is reasonable.
4. The land use for the property will not change as a result of the variance.
5. The variance is primarily related to the uninhibited use of the property.

3728 Dunlap
1.
