The new tree plantings as <br />indicated on the landscaping plan fulfill this requirement. <br /> <br />H. Off-Street Parking – Site Plan Approval Required <br /> <br />In Section 1325.06 of the Zoning Code it states that Business and Industry uses are <br />required to provide one (1) parking space for each employee on a major shift plus 1 for <br />each vehicle used in conducting the business or 1 for each 1,000 sq. ft. of floor area, <br />whichever is greater. Based on this criterion forty-five (45) parking spaces are required <br />by the Code. The current parking lot contains fifty-three (53) total parking spaces. As <br />proposed twenty (20) new parking spaces would be created as a result of the parking lot <br />expansion project, which would result in a total of seventy-three (73) parking spaces at <br />completion. The new parking spaces being created on this site are being allocated to the <br />tenant across the street at 1160 Grey Fox Road in order to meet the parking needs of this <br />tenant. <br /> <br /> <br /> <br />2. Flood Plain, Wetlands, and Easements <br /> <br />The project as proposed does not affect any flood plains, wetlands, or easements. <br /> <br /> <br />3. Additional Review <br /> <br />a. The Rice Creek Watershed District (RCWD) reviewed the plans for this request and <br />determined that a RCWD Permit would be required for the proposed project. <br />b. The Building Official reviewed the plans for the project and had no additional <br />comments. <br />c. The City Engineer reviewed the proposal and stated that a Grading and Erosion <br />Control Permit is needed for this project. <br /> <br /> <br />Variance Evaluation Criteria <br /> <br />On May 5, 2011, the Governor signed into law new variance legislation that changed the review <br />criteria City’s must use when evaluating variance requests.
