Plan Evaluation <br /> <br />1. B-4 District Zoning District Requirements (Section Chapter 1320.06) <br /> <br />A. Lot Size & Dimensions – Nonconforming <br />The minimum lot area for free-standing single or multiple-occupancy buildings in the B-4 <br />District is two acres, or 87,120 square feet. The survey completed for the lot shows a width of <br />135 feet and a depth of 300.4 feet for a total lot area of 40,554 square feet. <br /> <br />B. Structure Setback – Variance Required <br />The existing principal structure on the property is considered to be nonconforming due to an <br />encroachment into the required front yard and north side yard setbacks. The accessory shed on <br />the property is also nonconforming due to setback encroachments. <br /> <br />The principal structure is setback 49.6 feet from the front property line and encroaches 0.4 feet <br />into the 50 foot front yard setback. Along the north side yard, the building is setback 4 feet from <br />the property line and encroaches 16 feet into the 20 foot side yard setback. The rear yard and <br />south side yard setback requirements are currently being met. The accessory shed is setback 4 <br />feet from the north side property line and encroaches 6 feet into the required 10 foot setback. As <br />part of the proposed project, this nonconforming structure would be removed. <br /> <br />The proposed addition would be constructed on the northwest corner of the principal building <br />and would extend the existing north building wall 25 feet further west. The loading dock addition <br />would be setback 5 feet from the north side property line and encroach 15 feet into the required <br />20 foot setback. Lot Coverage – Variance Required <br />The principal building measures 11,280 square feet in area and the accessory shed 428 square <br />feet for a combined total of 11,708 square feet, or 28.87 percent of the lot area. The maximum <br />structure coverage permitted in the B-4 District is 25 percent.
