However, the landscape lot coverage would <br />actually increase as a result of the project as a portion of the addition would be constructed on <br />bituminous surface and the existing accessory shed would be removed. The result would be a <br />total landscaped area of 8,219 square feet, or 20.27 percent. <br /> <br /> <br />D. Structure Height – Conforming <br />The maximum height for structures in the B-4 Zoning District is 35 feet. The height of the <br />principal building is 18.1 feet. The proposed addition would match the existing roofline of the <br />principal building on the site. <br /> <br />E. Floor Area Ratio – Conforming <br />The maximum Floor Area Ratio (FAR) for structures in the B-4 District is 0.3. The proposed <br />addition would increase the existing FAR from 0.28 to 0.29. <br /> <br /> <br />2. Landscaping (Section Chapter 1325.05, Subd. 1) <br /> <br />The proposed addition will not have any impact on the existing trees, shrubs, or other plantings <br />on the property. The City Code requires that a landscape plan be submitted for the construction <br />of any new building or the expansion of an existing building by more than ten percent. In this <br />case, a landscape plan is not required for the project because the addition would expand the <br />building footprint only by approximately four percent. <br /> <br /> <br />3.
