<br /> <br />MEMORANDUM <br /> <br /> <br />DATE: November 20, 2014 <br /> <br />TO: Ryan Streff, City Planner <br /> <br />FROM: John Anderson, Assistant City Engineer <br /> <br />CC: Terry Maurer, Public Works Director <br /> <br />SUBJECT: Transwestern Parking Modification 1160 Grey Fox Rd/ 3728 Dunlap St <br /> <br /> <br />We have reviewed the revised plans and drainage calculations (dated 11/12/14) for the Transwestern <br />parking lot addition. The project as proposed meets the requirements of the City of Arden Hills Grading <br />and Erosion Control Ordinance. The grading and erosion control permit application is conditionally <br />approved on completion of the planning approval process. The project has been reviewed by Rice Creek <br />Watershed District and has received Conditional Approval Pending Receipt of Changes (CAPROC). <br /> <br />The proposed stormwater improvements create a more desirable drainage system due to a number of <br />factors. The bio-filtration basins proposed provide treatment of stormwater from the site prior to <br />discharge. The discharge rate is attenuated by creation of the basins to at least 80% of the existing rate. <br />The long term stormwater basin maintenance is required to be completed by the property owner as a <br />condition of the RCWD permit. All of these factors provide for a situation that will discharge less <br />pollution to the surface water in Arden Hills. <br />
