Planned Unit Development (PUD) Process: <br /> <br />The Planned Unit Development process is a tool that provides additional flexibility for <br />development that an underlying zoning district would not otherwise allow. For example, a PUD <br />may make exceptions to setbacks, lot coverage, parking requirements, signage, building <br />materials, or landscaping requirements. It is intended to overcome the limitations of zoning <br />regulations and improve the overall design of a project. While the PUD process allows the City <br />to negotiate certain aspects of the development, any conditions imposed on the PUD must have a <br />rational basis related to the expected impact of the development. A PUD cannot be used to <br />permit uses that would not otherwise be permitted in the underlying zoning district. <br /> <br /> <br />Plan Evaluation <br /> <br />1. Chapter 13, Zoning Regulations Review <br /> <br />As noted, this project is being reviewed through the Planned Unit Development (PUD) <br />process. The following sections review the project based on the I-Flex District and general <br />regulations and notes where flexibility is being requested. <br /> <br /> <br />Section 1320 – District Provisions (I-Flex District) <br /> <br />A. Building Coverage and Landscaped Lot Area – Meets Requirements <br /> <br />The applicant has submitted a site plan of the proposed development. As indicated on this <br />plan the two (2) multi-tenant buildings cover 27% of the total lot area and landscaping covers <br />approximately 29% of the lot. The remaining 44% of the lot is to be used for parking and <br />driving areas. The City Code permits up to 40% of structure coverage and sets a minimum <br />landscaping coverage of 25% within the I-Flex District. <br /> <br /> Zoning Code Proposed Development <br />Building Coverage 40% Maximum 27% <br />Landscaping Coverage 25% Minimum 29% <br /> <br />B. Building Height – Meets Requirements <br /> <br />The maximum building height in the I-Flex Zoning District is 45 feet. Neither of the two (2) <br />multi-tenant structures will exceed the City’s height requirement in this district. Building 1, <br />along Red Fox Road, is proposed with a maximum height of 28 feet and Building 2, <br />positioned at the northern section of the lot, is proposed at 30 feet in height. <br />
