Setbacks – Meets Requirements <br /> <br />The minimum building setbacks in the I-Flex District are 50 feet in the front yard, 20 feet in <br />the rear yard, and a minimum of 20 feet from each side yard. Building Exteriors, Site Features and Site Development – Meets Requirements <br /> <br />The I-Flex District does not outline additional design standards for exterior façade materials. <br />However, within the purpose statement of the district it states the importance of attracting <br />new development that is compatible with existing development in terms of use, performance, <br />character, quality, and appearance of buildings on the site. The I-Flex District also states that <br />City should have particular concern for the design of the buildings, site features (such as <br />landscaping, lighting, and signage) and overall site design. <br /> <br />As noted earlier in the memo and shown within the Development Plan Set (Attachment D) <br />each building incorporates high quality tilt-up panels with exposed aggregate and decorative <br />metals and ribbon windows to provide architectural interest to the building façades. The <br />Development Plan Set also outlines the landscaping, lighting, and signage plans for the <br />development. Each plan has met the City’s Code requirements with the exception of the <br />number of tree plantings within the landscaping plan. As outlined below the applicant is <br />asking for flexibility with regards to tree preservation and street trees. <br /> <br /> <br />E. Special Requirements for the I-Flex District – CUP Requested <br /> <br />Within the Zoning Code for the I-Flex District there are certain uses that are only permitted <br />by obtaining a Conditional Use Permit (CUP). In this district, a CUP is required for <br />wholesaling and warehousing uses. If approved a CUP for up to 50% of the gross floor area <br />of each building is permitted to be occupied by these uses.
