NEW BUSINESS – 8A

City of Arden Hills
City Council Meeting for February 23, 2015

P:\Planning\Planning Cases\2014\PC 14-036 - Red Fox Business Center PUD\Memos_Reports_14-036
Page 6 of 13
395 caliper inches to be planted. The applicant is requesting flexibility to reduce the amount
of caliper inches required from 395 to 310, which is a reduction of 85 caliper inches.

Caliper Inches Number of
Trees
Total Existing Significant Trees 927 114
10% Permitted Removal 93 --
Proposed Removal 882 56
Trees Preserved 45 58
Replacement Trees Required* 395 --**
Replacement Trees Proposed 310 90
* Replacement trees are calculated by subtracting the ten percent permitted
removal from the proposed removal and dividing by two.
** The number of trees required may vary depending on the size of the trees
planted by the developer. City Code requires a certain number of caliper
inches to be planted. If larger trees are planted then fewer trees would be
required.

Trees proposed to be planted will consist of desirable and native tree species such as
Northern Red Maple, Swamp White Oak, Common Hackberry, Princeton Elm, Bur Oak,
Black Hills Spruce and White Fir.

Where tree replacement on-site is not practical and a suitable off-site location cannot be
determined by the City, a fee in lieu may be assessed for the replacement trees required. The
fee amount shall be the cost of materials and installation, plus ten (10) percent. If the City
Council finds that additional tree plantings should be required as part of this development
project a condition addressing additional tree plantings can be placed on the PUD request.

B. Trees along Street Frontage – Flexibility Requested

The City Code requires that a minimum of one tree be planted along the right-of-way (ROW)
for every 50 feet of public street frontage. Approximately 313 feet front Red Fox Road and
967 feet front Snelling Avenue/Interstate 694. A total of 7 trees are required along the Red
Fox Road ROW and 20 trees along the Snelling Avenue/Interstate 694 ROW. The applicant
has proposed 8 trees along Red Fox Road and 14 trees along Snelling Avenue/Interstate 694.
The applicant is requesting flexibility in order to reduce the number of trees along the
Snelling Avenue/Interstate 694 ROW from 20 trees to 14 trees, which is a difference of 6
trees in this particular ROW section.
