In multi- tenant buildings or sites, the permitted sign area may be installed by each individual business establishment that has some exclusive use of the primary level of the building. The applicant has not proposed wall signage over and above what is permitted within the Sign Code. Each tenant will be permitted 45 square feet of wall signage, and corner bays are allowed an additional 45 square feet of signage on the adjacent side. For the additional signage details please review page A3.1 and A3.2 of the plan set. 3. Traffic Study A traffic study for the proposed Red Fox Business Center development was completed by SRF Consulting and can be reviewed in Attachment C. On page 14 and 15 of the report a summary and conclusions section has been provided. An SRF traffic engineer will be present at the City Council meeting to present their findings and answer any questions pertaining to traffic that the Council may have. 6. Additional Review A. Building Official & Fire Marshal The Building Official and Fire Marshal have reviewed the application and do not have any objections to the proposed project. All final plans will be subject to the Building Official and Fire Marshal’s approval prior to the issuance of any permits. B. Public Works Director & City Engineer The Public Works Director and City Engineer have reviewed the plans for the Red Fox Business Center development project. Comments from the Public Works Department can be found in Attachment F. All final grading and utility plans will be subject to the approval by the City Engineer prior to the issuance of any development permits. C. Ramsey County Review Ramsey County has reviewed the plans for the Red Fox Business Center development and has also been provided with a copy of the Traffic Study that was prepared for this project by SRF Consulting. The County indicated that they do not have any objections to the proposed project, further stating that the project is outside of their scope of authority. County staff did, however, conclude that any additional traffic on Red Fox Road would impact the traffic operations at the intersection with Lexington Avenue.
