In multi- <br />tenant buildings or sites, the permitted sign area may be installed by each individual business <br />establishment that has some exclusive use of the primary level of the building. <br /> <br />The applicant has not proposed wall signage over and above what is permitted within the <br />Sign Code. Each tenant will be permitted 45 square feet of wall signage, and corner bays are <br />allowed an additional 45 square feet of signage on the adjacent side. For the additional <br />signage details please review page A3.1 and A3.2 of the plan set. <br /> <br /> <br />3. Traffic Study <br /> <br />A traffic study for the proposed Red Fox Business Center development was completed by <br />SRF Consulting and can be reviewed in Attachment C. On page 14 and 15 of the report a <br />summary and conclusions section has been provided. An SRF traffic engineer will be <br />present at the City Council meeting to present their findings and answer any questions <br />pertaining to traffic that the Council may have. <br /> <br /> <br />6. Additional Review <br /> <br />A. Building Official & Fire Marshal <br /> <br />The Building Official and Fire Marshal have reviewed the application and do not have any <br />objections to the proposed project. All final plans will be subject to the Building Official and <br />Fire Marshal’s approval prior to the issuance of any permits. <br /> <br />B. Public Works Director & City Engineer <br /> <br />The Public Works Director and City Engineer have reviewed the plans for the Red Fox <br />Business Center development project. Comments from the Public Works Department can be <br />found in Attachment F. All final grading and utility plans will be subject to the approval by <br />the City Engineer prior to the issuance of any development permits. <br /> <br />C. Ramsey County Review <br /> <br />Ramsey County has reviewed the plans for the Red Fox Business Center development and <br />has also been provided with a copy of the Traffic Study that was prepared for this project by <br />SRF Consulting. The County indicated that they do not have any objections to the proposed <br />project, further stating that the project is outside of their scope of authority. County staff did, <br />however, conclude that any additional traffic on Red Fox Road would impact the traffic <br />operations at the intersection with Lexington Avenue. <br />
