Pond slopes should not encroach into the sewer/water easement along the east property line. 14. No provision has been made to direct passenger car traffic from the south end of the northern building back to Red Fox without blending car and truck traffic. 15. The geotechnical report recommends installing a sand subbase of 12”-18” in the pavement sections but this appears to be omitted in the design. If the geotechnical engineer recommends installing the sand subbase The city expects this to be included in the design. 16. Grading along the south side of the south pond needs to be held back a minimum of 10 feet from the property line in order to protect the trees on the lot line. Adjust pond slope as needed. 17. No rock construction entrance location is shown in the erosion control plan 18. The erosion control plan / grading plan should identify construction sequencing for construction of the filtration bench to be constructed after the site has bituminous wear course paved and the pond slopes have been established to prevent sediment from mixing with the filtration material. 19. Retaining walls over 4 feet in height require an engineered design and fence along the top. 20. Silt fence is needed along the western property line closest to Red Fox Road 21. Detail all sanitary, water and storm pipe crossings it appears there are quite a few pipe conflicts shown in the current layout. 22. An external chimney seal should be put on the sanitary manhole when the rim elevation is adjusted at the end of Northwoods Drive 24. The pond outlet pipes are located too close to pipes discharging to the pond add some separation to prevent short circuiting 25. The 6” PVC pipe used as a pond outlet is too small. The minimum pipe size is 12”.
