Anderson, Assistant City Engineer <br /> <br />SUBJECT: Red Fox Business Center <br /> <br /> <br />I have reviewed the revised civil plans for the Red Fox Business Center. The plans were <br />prepared by Larson Engineering Inc. and are dated 01-29-15. This review is an update of the <br />previous review. All items that have been addressed in the plans are shown in strike though <br />font. Some items remain as comments but require no changes to the plans <br /> The following are my revised comments: <br /> <br />1. The driveway connection to Northwoods Drive leaves no place for city public works <br />to pile snow and is unacceptable as proposed. <br /> <br />2. The side slopes adjacent to the pond are shown to be graded at 2:1 this slope cannot <br />be maintained and therefore is unacceptable as proposed. <br /> <br />3. The grading around the adjacent property to the west shows grading on the adjacent <br />property. The developer will need to provide written permission from the adjacent <br />land owner to allow for this work. <br /> <br />4. If building ownership is divided to two different owners each building needs to be <br />served by a separate sewer service connected to a public sewer or provide a recorded <br />document describing the ownership and maintenance of the shared system. <br /> <br />5. If building ownership is divided to two different owners each building needs to be <br />served by a separate water service connected to a public watermain or provide a <br />recorded document describing the ownership and maintenance of the shared system. <br /> <br />6. Proposed trees over the sewer and water services are not recommended future <br />maintenance problems are the responsibility of the property owner. <br /> <br />7. Provide a permit or letter from MnDot approving discharge to MnDot right of way <br />as proposed in your site plan. <br /> <br />8. Provide Rice Creek Watershed District Approval. <br /> <br />9. A City issued Grading and Erosion Control Permit is required, a cash escrow of is <br />$33,075 ($3,675 x 9 ac.) is required for this permit. A grading asbuilt must be <br />completed and approved prior to issuance of certificate of occupancy.
