The maximum structure coverage allowed in this district is 30 percent and the minimum <br />landscape coverage is 35 percent. Lot 1, comprised of Buildings A, B, and C, would meet these <br />requirements with structure coverage of 23.82 percent and landscape coverage of 43.34 percent. <br />Lot 2, comprising the Boston Scientific Campus, would satisfy the landscaping requirement with <br />55.57 percent coverage but would need flexibility for structure coverage with 30.06 percent <br />coverage. Under the existing PUD, the property as a whole is permitted a structure coverage of <br />32.69 percent. Height <br /> <br />The maximum building height in the I-1 District is 35 feet. The approved PUD allowed for <br />flexibility on the height for most of the proposed buildings and parking ramps on the property. <br />On Lot 1, Building A measures 57 feet in height and Buildings B and C 42 feet. The parking <br />ramp located on Lot 1 is 40 feet in height. <br /> <br />The tallest proposed building on Lot 2 is Building K with a height of 135 feet. Additional new <br />buildings exceeding the I-1 District height limit include Building M at 45 feet and Building N at <br />60 feet. All five of the Lot 2 parking ramps would be greater than 35 feet in height, with the <br />tallest ramp being 60 feet in height. With the proposed PUD amendment, no height increase is <br />being requested for any buildings on Lot 2. However, the amendment does include a proposed <br />increase in the height of Parking Ramps 5, 6, and 7 from 40 feet to 60 feet in height in order to <br />accommodate additional parking needs. <br /> <br />C. Setbacks <br /> <br />The minimum structure setbacks in the I-1 District for principal buildings are 55 feet for the front <br />yard, 20 feet for the rear yard, and 20 feet for the side yard. For accessory structures, such as <br />parking ramps, the rear and side yard setback is 10 feet.
