Variations of architectural features may include one of the <br />following: <br />• porches, <br />• stoops, <br />• eaves, <br />• windows or doorway treatments or framing, or <br />• other architectural features acceptable as variation by community <br />development staff. <br /> <br />(iii) Windows and Doors: All building facades of single-family use buildings shall meet <br />the transparency requirements established in Table 7-2. <br />(iv) In a detached single-family development, along each block face a minimum of <br />five (5) façade designs or styles shall be required and no home shall have the <br />same design or style as the homes immediately adjacent or across the street. The <br />following design standards shall be met: <br />1. Roofing materials visible from any public right-of-way shall vary materials in <br />each design. <br />2. Variation to façade designs or styles shall be required through changes to <br />size and location of windows, doorways, or changes in eave lines and <br />massing. <br />3. In an effort to decrease monotony of design, changing the paint color or <br />material type will not be considered a different design or style. <br />(v) Single Family and Small Multi-Family buildings shall not have more than three <br />materials used on the exterior of the structure. Of the three materials a primary <br />material shall be used for a minimum of 60 percent of facades facing a public <br />street. Primary materials shall be one of the following: <br />• Masonry (brick, stone, cast stone, or other durable masonry material; any <br />masonry product shall be mortared in place) <br />• Cementitious fiber clapboard with a minimum 50-year warranty <br />• Wood, or <br />• Other durable material approved by the JDA <br />(vi) Secondary materials may be used up to 40 percent of facades facing a public <br />street. Secondary materials shall be one of the following: <br />• A primary building material, or <br />• Architectural metal with matte finish, or <br />• Stucco utilizing a 3-step process of application. <br />(c) A recommended palette for exterior building colors is included in Attachment <br />7. Fluorescent colors are prohibited. The colors of roofs, trim and siding, and accents <br />shall work together to create a unified whole. <br /> <br />(i) Accent colors shall be used on no more than 10% of any façade.
