Bujold <br /> Maxfield Research Inc. <br /> <br />Re: Considerations of number of units and overall density of the TCAAP Site <br /> <br /> <br />Maxfield Research Inc. has reviewed the “Option 1” and “Option 2” concepts that have been <br />generated by Kimley Horn for each of the neighborhood areas for the TCAAP property. Based <br />on some of our earlier suggestions, Option 2 shows slightly fewer housing units in the Town <br />neighborhood, but the Creek and Hill neighborhoods have had additional single‐family lots <br />added at varying lot widths and housing choices. <br /> <br />Our suggestion to increase the number of single‐family lots in the Creek and Hill neighborhoods <br />was based on what we are currently seeing out in the marketplace in terms of development for <br />single‐family homes. We continue to see significant market activity in the price points of <br />$400,000 to $600,000 and then additional market activity in the upper‐bracket homes of <br />$800,000 and above. <br /> <br />What we have noticed however, is that the vast majority of lot widths including those in the <br />upper price brackets are 90’ fee or less. Builders have commented that they are generally able <br />to build almost any type home on a lot that is 85’ in width. Lot depths range from about 120’ to <br />140’ feet. <br /> <br />Although multifamily products are expected to increase in demand over time and there is <br />currently a dearth out there for certain types of products, primarily the detached villa and <br />twinhome targeted to empty‐nesters, we are still not seeing significant density on large <br />acreages in suburban locations. <br /> <br />We are aware that additional density on the TCAAP site is desired and we believe justified for <br />future transit connections and for the ability to attract neighborhood goods and services that <br />are in walking distance.
