9. The property owner shall apply for a Conditional Use Permit Amendment for any <br />development that involves new building construction, modification of the building’s <br />exterior, or modification of the site. <br /> <br />Following the Planning Commission review of this case, staff discussed the need to include an <br />additional condition requiring a financial surety for the restriping of the parking lot. Staff is <br />recommending the following condition be included in the motion to approve: <br /> <br />10. Prior to the issuance of a building permit, the applicant shall provide a cash escrow in the <br />amount of 125% of the expected cost of restriping the parking lot. The escrow will be <br />used for City costs related to review, approval, and inspection of site improvements or <br />any costs incurred by the City in the event of a developer default. <br /> <br /> <br />Options <br /> <br />1. Approve the proposal as submitted. <br />2. Approve the proposal with conditions (Recommended Action). <br />3. Deny the application with reasons for denial. <br />4. Table for additional information. <br /> <br /> <br />Public Notice and Comments <br /> <br />Notice was published in the Arden Hills/Shoreview Bulletin and notice was prepared by the City <br />and mailed to properties within five hundred (500) feet of the subject property. Staff has not <br />received any comments from the public regarding this planning case. <br /> <br /> <br />Deadline for Agency Actions <br /> <br />The City of Arden Hills received the completed application for this request on March 13, 2015. <br />Pursuant to Minnesota State Statute, the City must act on this request by May 12, 2015 (60 days), <br />unless the City provides the petitioner with written reasons for an additional 60 day review <br />period.
