Lot Coverage – Meets Requirements The proposed soccer facility building would remove 1,200 square feet of landscaped area. The total landscape area would decrease to 78.49 percent from the current 78.50 percent. Total lot coverage (non-landscaped area) would subsequently increase to 21.52 percent from 21.50 percent. The Campus Master Plan limits the total lot coverage of impervious surfaces to 25 percent and requires a minimum landscaping coverage of 75 percent. As proposed the new structure would not exceed the lot coverage regulations for this use. C. Setbacks – Meets Requirements The minimum building setbacks in the R-1 Single Family District are forty (40) feet in the front yard, thirty (30) feet in the rear yard, and ten (10) feet minimum in a side yard, with both sides required to total twenty-five (25) feet. All setback requirements stated in the Zoning Code have been met by the proposed soccer facility building. Section 1325 – General Regulations A. Height and Size – Meets Requirements The Ona Orth Athletic Field complex is located in the R-1 Single Family District where the maximum building height for a structure is thirty-five (35) feet.
