MEMORANDUM <br /> <br />DATE: February 4, 2015 PC Agenda Item 4.C <br /> <br />TO: Planning Commission <br /> <br />FROM: Matthew Bachler, Associate Planner <br /> <br />SUBJECT: Planning Case #15-002 - Public Hearing Required <br /> Applicant: Wellington Management, Inc <br /> Property Location: 3527-3557 Lexington Avenue North <br /> Request: Preliminary and Final Plat, Planned Unit Development Amendment, <br />and Conditional Use Permit Amendment <br /> <br /> <br />Requested Action <br /> <br />Wellington Management has requested a Preliminary and Final Plat in order to subdivide the <br />existing Lot 3 within the Arden Plaza subdivision into three different parcels. A Planned Unit <br />Development (PUD) Amendment is also being requested to accommodate the proposed <br />subdivision, to include an expanded outdoor seasonal sales area on the site, to increase the size of <br />Building #4 to be constructed in Phase III, and to allow for minor modifications to the existing <br />parking lot. A Conditional Use Permit (CUP) Amendment is also requested to reflect the <br />proposed changes to the current CUP for the existing outdoor seasonal sales area. <br /> <br /> <br />Background <br /> <br />The City Council approved a redevelopment proposal for the Arden Plaza retail center in 2009 in <br />Planning Case 09-011. The approved Master PUD included the demolition of an existing office <br />complex, the subdivision of the parcel into four lots, and the construction of four new buildings <br />over three phases. A total of 97,035 square feet of retail and commercial building space was <br />approved for the Master PUD. Phase I of the PUD, which included the development of a <br />pharmacy in place of the office building at the intersection of Lexington Avenue and County <br />Road E, was also approved as part of this planning case. <br /> <br />A subsequent PUD Amendment in 2011 (Planning Case 11-016) included a revised plat that <br />combined two of the lots in the northeast corner of the site into a single lot for the development <br />of the existing Walgreens Pharmacy.
