3 <br /> <br /> <br />PUD Parking and Circulation Plan and REA <br />Parking and Access for the parcels are currently covered under the existing Reciprocal Easement <br />Agreement (the shared access and parking easement document) that was approved by the City Attorney <br />in 2011. The access and parking for all 5 Lots to be platted and for the buildings to be constructed in the <br />future are currently provided for in the Reciprocal Easement Agreement. No amendments or additions <br />are required for access and parking for the 5 lots and future buildings. The site has similar circulation to <br />the previous PUD, and semi‐truck turning diagrams have been provided on the plans show its <br />movements. The trucks maneuver around the seasonal sales areas without any impact, but please note <br />that the existing truck route around the existing parking on the north end can have a potential impact <br />on three stalls of the existing striped parking, but, as a practical matter, this potential impact has never <br />been a problem for current truck circulation. <br /> <br />Staging of Development <br />No construction permits are being requested at this time for Phase 2 (Building #2) or Phase 3 (Building <br />#4) of the development. The Frattallone Seasonal Sales area is being scheduled for implementation in <br />2015. The remaining parking lot islands, and any remaining items, are scheduled for implementation <br />when both Phase 2 and 3 are completed. <br /> <br />Interior Required Improvements <br />As part of the Frattallone subdivision and plat, discussions and resolutions have been made with the City <br />Building official. It has been determined that the common demising wall will need to be a 2‐hour fire <br />rating, which basically requires the addition of sheet rock to the hardware store (south) side of the wall. <br />The fire sprinkler watermain will be extended to the remaining unsprinkled tenants, with each space <br />adding a sprinkler system during the next tenant build‐out. <br /> <br />Rice Creek Watershed District <br />During application with the City of Arden Hills, communication will be made to Rice Creek Watershed <br />District to see if any permits would be required for the seasonal sales area improvements. <br />
