Additional Review <br /> <br />A. Building Official & Fire Marshal <br /> <br />The Building Official and Fire Marshal have reviewed the application and do not have any <br />objections to the proposed project. All final plans will be subject to the Building Official and <br />Fire Marshal’s approval prior to the issuance of any permits. <br /> <br />B. Public Works Director & City Engineer <br /> <br />The Public Works Director and City Engineer have reviewed the plans for the Red Fox <br />Business Center development project. Comments from the Public Works Department can be <br />found in Attachment D. All final grading and utility plans will be subject to the approval by <br />the City Engineer prior to the issuance of any development permits. <br /> <br />C. Ramsey County Review <br /> <br />Ramsey County has reviewed the plans for the Red Fox Business Center development and <br />has also been provided with a copy of the Traffic Study that was prepared for this project by <br />SRF Consulting. The County indicated that they do not have any objections to the proposed <br />project, further stating that the project is outside of their scope of authority. County staff did, <br />however, conclude that any additional traffic on Red Fox Road would impact the traffic <br />operations at the intersection with Lexington Avenue. <br /> <br />C. Rice Creek Watershed District <br /> <br />The RCWD is in the process of conducting their review of the proposed project located at <br />1235 Red Fox Road. At this time, Conditional Approval has been granted pending the <br />receipt of the changes included within the letter dated January 12, 2015, (Attachment E). <br />The City has been coordinating with the RCWD and the applicant on this project and expects <br />to have full approval from the RCWD by the time the proposal proceeds to the City Council <br />for review. <br /> <br /> <br />Findings of Fact: <br /> <br />Staff offers the following twenty-one (21) findings of fact for this proposal: <br /> <br />General Findings: <br /> <br />1. The applicant is requesting approval of a Master & Final Planned Unit Development <br />(PUD) and a Conditional Use Permit for the Red Fox Business Center development.
