Zoning Ordinance <br /> <br />The focus of the plan evaluation for compliance with the Zoning Code is on the property at 4703 <br />U.S. Highway 10, which is zoned Neighborhood Business District. <br /> <br />A. District Provisions – Section 1320 <br /> <br />Lot Size and Dimensions - Conforming <br />With the proposed subdivision and lot <br />consolidation, the Big Ten Supper Club property <br />would increase from 47,622 square feet to 50,295 <br />square feet in size. The lot dimensions would be <br />260 feet in width and 175 feet in depth. <br /> <br />Structure Setbacks - Conforming <br />The existing building on the property is in <br />conformance with the setback requirements for <br />principal structures. The lot line adjustment would <br />not result in the principal structure being any <br />closer to a property line. <br /> <br /> <br />Lot Coverage - Variance Required <br />The maximum structure coverage in the Neighborhood Business District is 35 percent. The <br />principal building has a footprint of 4,806 square feet and currently covers 10.1 percent of the <br />lot. With the proposal, the structure coverage would decrease to 9.6 percent. A minimum of 35 <br />percent of the lot must be maintained with landscape coverage. The existing landscaped area on <br />the lot is 6,710 square feet, or 14.1 percent of the total lot area. Approximately 88 percent of <br />parcel to be subdivided is covered by bituminous surface and as a result, overall landscape <br />coverage on the property would decrease slightly to 13.9 percent. <br />Applicable N-B Lot Requirements <br />1.
