Based on the proposed tree removal, the City’s Tree Preservation Ordinance <br />requires 6.15 caliper inches to be planted on the site. <br /> <br />E. Parking – Variance Required <br /> <br />Section 1325.06 of Zoning Code states that Business and Professional Offices are <br />required to provide one (1) parking space for each 250 square feet of gross floor area. <br />Based on this criteria, 210 parking spaces are required for the 52,379 square feet of office <br />space located within the building on the property. The current parking lot contains 127 <br />parking spaces. After the proposed parking lot expansion a total of 149 parking spaces <br />would exist. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />The Zoning Code also requires that off-street parking areas containing four or more <br />parking spaces must be a minimum of five (5) feet from any side or rear lot line. With the <br />proposed expansion, the parking lot area would be located 4 feet – 4 inches from the <br />adjacent property to south. The applicant is requesting a variance in order to encroach <br />into this required setback. <br /> <br /> <br />2. Flood Plain, Wetlands, and Easements <br /> <br />The project as proposed is outside of any flood plains, wetlands, or easements. <br /> <br /> <br />3. Additional Review <br /> <br />a. The Rice Creek Watershed District (RCWD) reviewed the plans for this request and <br />determined that a RCWD Permit would not be required for the proposed project. <br /> <br />b.
