Rezoning Submittal February 11, 2015 <br />Fridley, MN Page 1 of 1 <br /> <br /> <br />LAND USE APPLICATION <br />SUBMITTAL NARRATIVE <br /> <br />4293 and 4255 Lexington Avenue <br />Arden Hills, Minnesota <br />February 11, 2015 <br /> <br />ZONING CLASSIFICATION <br /> <br />The properties are currently Zoned (I-1) Limited Industrial District. No zoning change is <br />requested. <br /> <br /> <br />LAND USE <br /> <br />EXISTING CONDITIONS <br /> <br />There are existing office buildings at 4293 and 4255 Lexington Avenue with associated parking. <br />The existing tenants are in need of additional parking. <br /> <br />PROPOSED PLAN <br /> <br />We are proposing to add 22 additional parking stalls at the existing Arden Hills Corporate <br />facility to meet the need of the existing tenants at 4293 and 4255 Lexington Avenue. The <br />proposed stalls are located along the south side of existing parking lot of the 4293 Lexington <br />Avenue Parcel. <br /> <br />Zoning Ordinance 1325.06, Subd. 1 Off-Public Street Parking, E. Joint Facilities; allows for joint <br />parking facilities and over common lot lines between the lots involved in the joint parking. <br /> <br />The proposed increase in impervious surface is 3,828 square feet. Since the increased <br />impervious surface is less than 10,000 square feet, no review or permits are required by the Rice <br />Creek Watershed District, per Rule C, 2, c. The City Grading and Erosion Control Permit will <br />be submitted by the contractor at time of permit. <br /> <br />TIMING/PHASING <br /> <br />Construction is anticipated to begin and be completed in May 2015. <br /> <br /> <br />CONCLUSION <br /> <br />The developer seeks approval for the 22 additional parking stalls in order to retain the existing <br />employers/tenants at their Arden Hills Corporate Facility. We have used thoughtful site design <br />to better utilize the property.
