The property in question cannot be put to a reasonable use if used under conditions allowed <br />by the official controls. <br />No. The variance has been requested to provide for adequate parking to meet the need of the <br />existing tenants/market demand. <br /> <br />2. The plight of the landowner is due to circumstances unique to the property not created by <br />the landowner <br />The plight is due to growth of the existing tenants and the desire to keep them in the existing <br />facility and the City of Arden Hills. <br /> <br />3.
