VALENTINE BLUFF – Narrative <br />Landmark of Arden Hills <br />A new neighborhood in Arden Hills <br /> <br />Existing Property Description <br /> <br />The land, whose address is listed as 1941 and 1901 Co. Rd. E2 West is located <br />near the intersection of New Brighton Road and Co. Road E2, consists of 5.41 ac <br />and is currently under a purchase agreement with the applicant. The property is <br />bounded on the north by a wetland system and Mounds View High School and to <br />the south by a small single family neighborhood. <br /> <br />Existing Land Use and Zoning <br /> <br />The property currently features a County Library and a Church and is zoned <br />accordingly as R1 and NB. This leaves 4.543 ac for a density of 1.54 un./ac. <br />within the limits of the 1.5 to 5.0 un./ac. of the City’s R2 district.
