Structure Setbacks <br /> <br />The existing building on the property is in conformance with the setback requirements for <br />principal structures. The deck addition would not expand the existing structure closer to a <br />property line other than towards the northwest side property line. With the addition of the deck, <br />the structure would be located 83.4 feet from the northwest side property line. Principal <br />structures in the NB District must maintain a minimum side yard setback of 5 feet. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />D. Requirements for Parking, Loading, and Circulation <br /> <br />Section 1325.06 of the Zoning Code states that restaurants must provide one off-street parking <br />stall for every two seats. Currently, the Big Ten Supper Club has a total of 156 seats. With the <br />addition of the outdoor seating on the deck, this number is expected to increase to 176 seats. <br />Based on the Zoning Code requirements, 88 stalls would need to be provided. The Site Plan <br />provided by the applicant shows 64 stalls striped on the parking lot. The applicant has also <br />submitted a proof of parking plan (Attachment E), which indicates that 84 stalls could be <br />accommodated on the site.
