<br />City of Arden Hills <br />Planning Commission Work Session Meeting for June 3, 2015 <br /> <br />P:\Planning\Planning Cases\2015\PC 15-015 - TCAAP CPA & TRC\Memos_Reports <br />Page 2 of 4 <br />in developing policies, programs, ordinances, capital improvement plans, and budgets that reflect <br />the overall values and priorities of the residents and businesses. <br /> <br /> <br />TCAAP Comprehensive Plan Amendment (CPA) <br /> <br />On July 8th the Planning Commission will hold the official public hearings for the <br />Comprehensive Plan Amendment (CPA) and approval of the TCAAP Redevelopment Code <br />(TRC). During the amendment process the following sections of the Arden Hills Comprehensive <br />Plan will require updates to ensure compatibility with the TRC. <br /> <br />Section <br />Chapter 5: TCAAP <br />Chapter 6: Land Use <br />Chapter 7: Housing <br />Chapter 9: Parks & Recreation <br />Chapter 11: Transportation <br />Chapter 13: Public Facilities, Services and Infrastructure <br />Appendix H: Zoning District Regulations <br /> <br />Chapter 5 – TCAAP <br />Chapter 5 describes the past development and future redevelopment of the TCAAP property. <br />Within this chapter sections that pertain to the current redevelopment proposal of the TCAAP <br />property require revisions in order to reflect the TRC and the master plan for the site. These <br />updated sections include TCAAP Land Ownership, Environmental Cleanup, and the <br />Redevelopment Timeline. <br /> <br />Chapter 6 – Land Use <br />The Land Use Chapter explains each land use category of the Comprehensive Plan and discusses <br />the importance of having a sustainable land use pattern that provides strength to the character of <br />all the City’s Zoning Districts. In this chapter the Future Land Use Classifications along with the <br />reuse concepts require amendments to reflect the new TRC. <br /> <br />Chapter 7 – Housing <br />The Housing Chapter outlines the City’s housing stock, household composition, household type, <br />age of housing stock, household forecasts, and other similar housing data. In order to amend the <br />Plan for the future development of the TCAAP property the housing forecasts and future <br />opportunities sections need to be updated to reflect the TRC. <br /> <br />Chapter 9 – Parks and Recreation <br />The Parks and Recreation Chapter summarizes the City’s existing and future park, trail, and open <br />space systems. This particular chapter requires updates to include the new/expanded park and <br />trail systems as part of the TCAAP development.
