<br />City of Arden Hills <br />City Council Meeting for June 29, 2015 <br />P:\Planning\Planning Cases\2015\PC 15-010 - Minor Subdivision - 3517 Siems Court\Memos_Reports_15-010 <br /> <br />Page 1 of 4 <br />CONSENT ITEM – 6B <br /> MEMORANDUM <br /> <br />DATE: June 29, 2015 <br /> <br />TO: Honorable Mayor and City Councilmembers <br /> Patrick Klaers, City Administrator <br /> <br />FROM: Matthew Bachler, Associate Planner <br /> <br />SUBJECT: Planning Case #15-010 <br /> Applicant: LoAnn Crepeau and Thomas Ostby <br /> Property Address: 3517 Siems Court <br /> Request: Minor Subdivision <br /> <br /> <br />Requested Action <br /> <br />Motion to approve Resolution 2015-033 for a Minor Subdivision at 3517 Siems Court in <br />Planning Case 15-010, based on the findings of fact and the submitted plans, as amended by the <br />four (4) conditions in the June 29, 2015, Report to the City Council. <br /> <br />Background <br /> <br />The owners of the property at 3517 Siems Court have applied for a Minor Subdision to sell a <br />5,540 square foot portion of land to the adjacent property owner at 3535 Siems Court. The new <br />property line would add approximately 40 feet of shoreline to the property at 3535 Siems Court. <br />No new construction or change in use is contemplated as part of the Minor Subdivision request. <br /> <br />The land to be transferred includes an existing two-story boathouse with a footprint of 450 <br />square feet. This structure is considered to be a legal nonconforming building because of an <br />encroachment in the required setbacks from the Lake Johanna shoreline and the side property <br />line. With the proposed lot line adjustment, the boathouse would still be within the required <br />setback from the shoreline, but the ten-foot side yard setback for accessory structures would be <br />met. The adjacent property owners at 3535 Siems Court plan to make improvements to the <br />boathouse, but no expansion of the building would be undertaken. <br /> <br />A survey depicting the new lot line, the location of existing buildings on the properties, and the <br />proposed structure setback distances is included in Attachment D. <br />
